Before you buy

Water comes first.

On any piece of land outside the city, water is the first question and sometimes the only one that matters. Some lots have a well already drilled, with a log showing depth and yield. Others have water rights that transfer with the deed, or access to a community water system or an acequia. Some have none of these, and drilling is a cost and a gamble. We find out which of these applies before you fall in love with the view, and we work with water attorneys when the rights are complicated.

Septic, access, and utilities.

Most county land uses a septic system, so the soil has to perc and the lot has to have room. Road access can be paved, county-maintained gravel, or a private easement that someone else plows, and the difference shows up every winter. Electricity and gas may be at the lot line or a long way off, and internet is its own question in the hills. None of these are reasons not to buy. They are costs to know about before you make an offer, and we price them in with you.

Covenants, county, and city.

Many subdivisions, including Eldorado and Las Campanas, have covenants that govern what you can build, how tall, in what style, and sometimes how fast. Inside the city limits you get city water and sewer, higher property tax, and historic review in the older districts. In Santa Fe County you get wells, septic, lower rates, and more room. We confirm the jurisdiction and pull the covenants for every lot you are serious about.

What building here costs depends on.

Rather than quote a price per square foot that will be wrong by next year, here is what moves the number: the distance utilities have to travel, the slope of the lot, whether you build real adobe or frame and stucco, the covenants’ requirements, and how far the crews have to drive. A flat lot with a well and power at the line is a different project from a hillside with neither. We can introduce you to builders who work in Santa Fe and will give you honest numbers for a specific site.

How Valdez & Associates helps.

We walk the land with you. We find the well log, the survey, the plat, and the covenants, and we tell you what the neighbors paid. Samantha Monnet grew up here and has more than three decades in Santa Fe real estate; Becky West and Samantha Valdez are natives too. We sell lots and acreage across the whole county and the villages around it, Tesuque, Pojoaque, Galisteo, Madrid, and Pecos, and we will tell you plainly when a piece of ground is not worth the asking price. Call the office to talk about what you want to build.
