Property management in Santa Fe.
Licensed managers with decades of experience. We screen every applicant, you approve every tenant, and you get a statement every month.
We manage it like it’s ours.
We pick good tenants, keep the house in shape with our own maintenance crew, and answer the phone when something breaks. Owners get paid on time. Tenants get repairs done fast. That is most of the job.
What property management in Santa Fe includes.
Pricing for maximum return
A property priced within the current rental market earns more over time than one priced above it. We rent and manage homes and apartments every day, so we know the range. Rent set where you can be selective about residents means lower turnover, better care of the property, and steadier income.
Condition before showing
We ask that your property be clean and in good condition before we show it. A clean, inviting home attracts better applicants and supports the best rent possible.
Application approval
Every prospective resident completes an application. We check credit, previous landlords, employment, and income. Just as important, we place only residents we feel good about, who understand their responsibilities under the lease. Owners always have the final say on who lives in their home.
Lease terms
We recommend a minimum one-year lease. Turnover is the most expensive thing that happens to a rental, and a longer lease gives owners stability.
Condition reports
Each resident signs a condition report documenting the property as received, and is responsible for returning it in the same condition, normal wear and tear excepted.
Maintenance and inspections
Residents handle routine upkeep such as cleaning, weeding, watering, and trimming. We make regular exterior inspections and schedule interior inspections when needed, plus an annual interior inspection before each lease renewal to check for deferred maintenance like trim paint, tub caulking, or stucco repair.
Repairs
When a resident reports a problem that is the owner’s responsibility under the lease, we arrange the repair. Our full-time maintenance staff handles minor work at a much lower rate than a contractor. For larger jobs we work with trusted local plumbers, electricians, and other trades.
Emergencies
We are on call 24 hours a day, 365 days a year. Your interest comes first in how we handle every call.
Rent collection
Rent is due on or before the due date and is considered late after five days, with a late fee applied. We follow a structured process: a reminder call and a commitment from the resident, a three-day notice if that commitment is not met, and a petition filed with magistrate court if rent is still unpaid. We appear on your behalf, and we keep both owner and resident informed throughout.
Accounting
We keep separate, accurate accounts for each property and provide a monthly statement of all income and expenses. Funds are held in a trust account, bills are paid, and your disbursement is sent to you or your bank promptly.
From the first call to the first statement.
It starts with a walk-through. We look at the property the way an applicant will, tell you what it should rent for in the current Santa Fe market, and note anything worth fixing before the first showing. Once the agreement is signed we photograph the home, list it on our rentals page and the rental sites, and start showing it.
Every applicant completes a written application. We check credit, income, employment, and previous landlords, and we only bring you residents we would place in our own homes. You approve the resident, we write the lease and the condition report, and from then on the day-to-day is ours: rent collection, maintenance calls, inspections, and the 2 a.m. emergencies. You get a statement every month and a call whenever a decision is yours to make.
Owners who are thinking about selling instead can talk with us about that too. We do both, and we will tell you honestly which makes more sense for your property this year.
Fees and agreement.
We are glad to review your property’s needs and discuss management fees in detail. Placement fees depend on the lease type you choose.
Our management agreement runs for one year and continues month to month after that, in accordance with New Mexico Real Estate Commission requirements. A signed agreement is all it takes for us to begin working for you.
