How applying works.
Everything we have for rent in Santa Fe is in the list above, updated as homes come available. When you see one you like, call the office to set up a showing, and if it is the one, apply online through the same listing. Every adult who will live in the home completes an application, and there is a fee per applicant, listed on our property management page with our other fees. We review applications in the order they arrive and let you know quickly either way.
What we look for.
Two things above all: good references from past landlords and steady income. We call your previous landlords and ask how you kept the place and whether they would rent to you again. We verify employment and income, and we run a credit check. None of these has to be perfect. What we want is a resident who pays on time, looks after the home, and tells us when something breaks. The owner of each home has the final say on every application, and we only bring them people we would place in our own houses.
Once you move in.
You will sign a condition report that documents the home as you received it, and you will be asked to return it in the same shape, normal wear and tear excepted. Rent is due on or before the due date and is late after five days. Routine upkeep such as cleaning, watering, and keeping the yard tidy is yours; repairs that are the owner’s responsibility under the lease are ours to arrange, and our own maintenance staff handles most of them. For emergencies we are on call around the clock, every day of the year. Requests and rent payments go through the resident portal.
Where renters like to live.
It depends on how you spend your days. Downtown and South Capitol put you within a walk of the Plaza, the Railyard, and the Roundhouse, in older houses and casitas with character. The south side, around Rodeo Road and St. Michael’s, has the larger apartment communities, easy parking, and quick access to Cerrillos Road and the hospital. Eldorado and the county offer full-size houses on wide lots with dark skies, twenty minutes from town. Las Campanas and the north side are quieter still, with views. Tell us what matters to you and we will say which of our homes fits.
