Why work with a small Santa Fe brokerage

What you get from a three-broker firm run by Santa Fe natives: one broker start to finish, honest pricing, and decades of local sales and rentals.

A small brokerage gives you the broker you met, for the whole transaction, with their own name on the outcome. Valdez & Associates is three brokers, all New Mexico natives, two of us born and raised in Santa Fe, with decades of sales and property management here. This is what that means in practice, and when it is not the right fit.

1. One broker, start to finish

When you call Samantha, Becky, or Samantha, you get that person. She shows the house, writes the offer, negotiates the inspection, meets the appraiser, and sits at the closing table. There is no transaction coordinator in between and no hand-off to a junior agent after the listing is signed. If something goes wrong on a Sunday, you have her cell number. Meet the team.

2. We know the street, not just the city

Samantha Monnet and Becky West grew up here, and their mother, Molly, was a Santa Fe broker before them. That history means we have been inside most of the houses in the neighborhoods we work, we know which streets flood in the monsoon and which get the wind, and we know who built what in the 1970s and whether it was done right. When we price a home on the Eastside or in Eldorado, we are pricing from sales we remember, not from a database.

3. We price honestly, and we tell you why

The easiest way to win a listing is to name the highest number. We do not do that. We bring the comparable sales we would use, show you where your house sits among them, and recommend a price with a range. If you want to list higher, we will say what we think will happen. The same applies to buyers: if a house is overpriced, we will tell you, and if it is worth paying over asking for, we will tell you that too. What is your home worth?

4. Sales and rentals under one roof

We have managed Santa Fe rentals for decades alongside our sales business. That gives us a view most brokerages do not have: what rents, what sits empty, which buildings have problems, and what a second-home owner actually needs when they are away. If you are buying a rental, a second home, or a house you may rent out later, that experience shows up in the advice. See property management and the home concierge service.

5. We are still here

We are not a franchise, and we are not going anywhere. Clients come back ten years later to sell the house we helped them buy, and send their children to us. A brokerage that depends on repeat business behaves differently from one that depends on volume.

When a bigger firm might suit you better

We are honest about this. If you want a listing marketed through a national luxury network with a dedicated media team, a large firm can offer that infrastructure. If you want to work with a specific agent at another brokerage who knows a niche we do not, say so and we will tell you if we agree. Most of our clients want a broker they can reach, who knows the town, and who will tell them the truth. That is what we are good at.

What working with us looks like

Buyers: a conversation about where you want to live and why, then showings with the broker who will write your offer. Our guide for buyers explains the Santa Fe process, and every active listing is on this site.

Sellers: a walk-through of your home, a pricing conversation with the comparable sales on the table, and a plan for preparing and marketing the house. Our guide for sellers covers what to expect.
