The place

The hills south-east of downtown, around Museum Hill, Old Santa Fe Trail, and the Sun & Moon area, hold some of the city’s most consistently desirable neighborhoods. Lots are larger, the Sangre de Cristos fill the east windows, and downtown is still ten minutes away.

Character: Residential and settled. Winding roads, piñon and juniper cover, and homes positioned for the view rather than the street.
Architecture: Mostly Pueblo-style homes from the 1970s onward, many updated with contemporary interiors. Newer construction tends toward Santa Fe contemporary: clean lines, deep portales, and walls of glass toward the mountains.
What you’ll find: Single-family homes on half-acre to several-acre lots, often with guest houses, plus a few gated enclaves.
Lifestyle: Museums and the Botanical Garden on the hill, St. John’s College concerts, and trails from the back door. Fifteen minutes to the ski basin road.
Getting around: South and east of downtown along Old Santa Fe Trail, Camino Lejo, and Old Pecos Trail. Close to St. John’s College and Christus St. Vincent.
Who it suits: Buyers who want space, views, and quiet without leaving the city, and who value proximity to Santa Fe’s cultural institutions.
