The place

South Capitol is the neighborhood south of the state capitol and the Railyard, laid out on a grid with mature trees and sidewalks. It is one of the few parts of Santa Fe that feels like a classic American neighborhood, with homes from the early 1900s onward.

What to love
  • Sidewalks, big trees, and a walk to the Railyard and downtown
  • Bungalows and Territorial Revival homes on real streets
  • Wood Gormley Elementary, one of the city’s most sought-after schools
  • A quieter, more year-round neighborhood than the Eastside
Character
Neighborly and settled. Dog walkers, strollers, and bicycles. A mix of long-time residents and families who want to be close in without the Eastside price.
Architecture
Craftsman bungalows, Territorial Revival homes, and Pueblo-style houses from the 1920s through the 1950s, many updated. Lots are small; gardens are tended.
What you’ll find
Single-family homes from 1,200 to 3,000 square feet, a few compounds, and some condos on the edges.
Lifestyle
Walk to the Railyard for the Farmers Market and SITE Santa Fe, or to Guadalupe Street for coffee and dinner. The Santa Fe Rail Trail begins nearby.
Getting around
South of Paseo de Peralta and the capitol, between Old Santa Fe Trail and the Railyard. Five minutes to the Plaza by car, fifteen on foot.
Who it suits
Buyers who want a walkable, established neighborhood with sidewalks and trees, and families who want a strong public elementary school.
